The details that take time to resolve on a first install — edge conditions, waterproofing integration at the building line, frame anchoring at grade — were already documented.
What the System Has to Do
A glass enclosure on a restaurant patio isn't a greenhouse. It's part of the building's environmental management system for the shoulder seasons, and it has to perform at a level that justifies the capital spend.
At both Char locations, the enclosure needed to:
Hold heat in winter. Glass conducts cold. A single-pane glazing system against an unbroken aluminum frame will surface-condense in cold weather and allow significant heat loss at the perimeter. The system at both Char locations runs a thermally-broken aluminum extrusion — a design that separates the interior and exterior aluminum faces with an insulating barrier, reducing the thermal conductivity of the frame and keeping the interior surface temperature above the condensation threshold.
Open fully in summer. An enclosure that only closes isn't useful at a restaurant — guests in July want the outdoor experience. The glazing panels at both Char locations are designed to retract fully, restoring open-air dining when the season allows. The transition from enclosed to open takes minutes, not a crew day.
Handle wind and water. New Jersey shoulder seasons include wind-driven rain and sustained gusts that push against any exposed surface. The frame system is engineered to handle these loads without flex at the joints or water infiltration at the glazing seals — both of which translate to maintenance calls and tenant complaints within the first season if the spec is wrong.
The Single-Source Model in Practice
What made the Char project work — at both sites — was the same thing that makes multi-site hospitality projects difficult with conventional procurement: coordination.
When design, fabrication, and installation come from separate vendors, information has to travel between them. Dimensions get confirmed and re-confirmed. Shop drawings go back and forth. Change orders multiply. The timeline that looked achievable in the schedule becomes a source of conflict before the first panel is installed.
